Also the Aussie dollar is a bit high these days so 200K US won't get him much. A few years ago the Aussie dipped below 50c US, it would have been good then. Now it is near 80c!!
There are many farm style properties up and down the NSW coastline. (I am sure the same applies in Victoria, Queensland, South Australia and Western Australia. Even Tasmania.)
